House Rules

Effective date: 1 November 2021

The Mortlakes is a place where students can study, live, work and connect. Each one of our young adult’s is striving to be successful in his or her chosen field while enjoying the freedom and independence that life brings. It is important to be mindful of The Mortlakes House Rules which are designed to create a harmonious, respectful and safe community which allow individual’s the opportunity to achieve their professional and personal goals as well as discover roles for responsible citizenship and independence.

The residents shall use and enjoy the common property in such a manner as not unreasonably to interfere with the use and enjoyment thereof by other persons on the premises.

The rules of conduct shall be binding on all the residents of The Mortlakes as well as on any visitor and worker and forms part of your contract.

Steps shall be taken against any resident not complying with the rules.

Consideration for Others

  • Disorderly behavior that results in the disturbance of others will not be tolerated and may lead to the termination of this lease in such cases you will be liable for the full charges set out in the lease agreement.
  • Any form of insubordination will not be tolerated and may result in disciplinary action.
  • The Mortlakes provides WiFi service for academic purposes only. Any abuse of this service involving illegal downloading, streaming or torrenting is not allowed and action may be taken.
  • The playing of music at unreasonable sound levels is strictly forbidden. Management reserves the right to confiscate any music equipment in the event that the Lessee does not adhere to this rule.
  • Shouting and running in passages or any other area of this building is not permitted.

Usage of Common Areas and Rooms

  • Please keep your room clean and tidy at all times. Rooms shall be inspected at least once every month and/or when necessary.
  • Keep the bathrooms and kitchens clean.
  • Stale and uneaten or waste foods must be immediately thrown away in the dustbins provided in the kitchens.
  • Cooking of food in your room is strictly forbidden. You may not remove any microwave ovens of hot-plates supplied from the communal kitchen for cooking in your rooms or otherwise.
  • Should we find that the state of your room is a potential health hazard, you will be requested to clean your room. Should you consistently keep your room in such a state we will arrange for your room to be cleaned and all costs will be for your account.
  • Please ensure that prior to vacating your room for vacations or otherwise that your room is cleaned and all equipment and fitting provide are intact.
  • Should you fall pregnant you will be required to vacate the premises by the 7th month of pregnancy.
  • Bed linen should be changed and washed once a week. The furniture provided in your room may not be removed.
  • Clothes or other items may not be hung from the windows of the building.
  • Please do not mark, litter or damage the common areas of the building.
  • Pamphlets of any nature may not be placed or handed out in the building without our prior consent.
  • Toilets must not be used for the disposal of any foreign objects, only toilet paper may be flushed down the toilet.

Security & Safety

  • The residence is equipped with biometric access at the main entrances. Residents must scan their fingerprints to enter or exit the building.
  • We shall not be held responsible for any losses that may incur whilst residing in our building. Please keep your room locked at all times.
  • The key of your room must never be given or lent to any other person.
  • It is important that you take good care not to leave your keys in a place that they could be stolen or lost.
  • The replacement of lost keys will be for your cost and will be payable before another key is issued to you. The approximate turnaround time for a replacement key is 48 hours.
  • We reserve the right to search bags (yours or your visitors) and rooms at any time and confiscate any firearms, weapons, alcohol, drugs or any other illegal substances.
  • Tampering with any security or fire equipment is an offence and is strictly forbidden. Should you tamper with the security and/or fire equipment in any way, this may result in disciplinary action and the possibility of legal prosecution.
  • The use of candles, oil lamps, incense or anything that produces a naked flame is a potential fire hazard and is therefore strictly forbidden to be used in your room or any areas of the building.
  • Emergency exits remain alarmed at all times. These exits should not be breached unless in an appropriate emergency. Any breach outside of this condition will result in disciplinary action, as well as the possibility of legal prosecution.

Water & Electricity Consumption

  • Please use only minimum amount of electricity required. Excessive usage of electricity will result in a surcharge.
  • Please switch lights and electrical appliances off while not in use and when you leave the room.
  • Ensure that all stove plates are turned off when not in use.
  • Water should be used sparingly.

Visitors

  • Visitors are welcome provided they observe these house rules as per the lease agreement. 
  • Access for visitors to enter or exit the building shall be provided by the security guard only – upon registration in the visitors’ book.
  • No student may have more than TWO visitors at any given time. All visitors are required to report to security and are not allowed direct access to your room.
  • Visitors will be required to leave either their student cards or identity documents with security prior to being allowed access to the building.
  • You will be required to fetch all visitors from the entrance.
  • No visitors are allowed to remain in the building without your presence. Should you leave the building, your visitors must also leave the building.
  • You will be wholly responsible and financially liable for any damages caused by your visitor.
  • Visitors have access to the building from 9h00 to 23h00.Sleeping overnight is not permitted.

Smoking, Drugs and Alcohol

  • The building is a smoke free building. Smoking, drinking or the taking of drugs is strictly prohibited within your room and in the common areas of the building.
  • Consumption and storage of alcohol is not allowed in your room or in the building.
  • You will not use, store and sell non-prescription drugs or narcotics in the building.
  • Should alcohol or any form of drugs be found on your person or in your room, we reserve the right to immediately terminate the lease agreement and take whatever legal action that may be necessary against you.

Parking

  • Residents shall not park his/her vehicle anywhere on the common property other than in the parking bays allocated to him/her and may under NO CIRCUMSTANCES park his/her vehicles or vehicles belonging to their visitors anywhere else on the property.
  • There are NO visitors parking bays available on the premises.
  • Residents shall not use their parking bay other than for the parking of a licensed motor vehicle / motorcycle in working order and shall not permit it to be used in such a manner or for such purposes as are likely to impair the safety of any person or impair the appearance or amenity of any other section or common property.

General

The provisions of these House Rules shall be binding on all the Residents, and it shall be the duty of each Resident to ensure compliance with the rules, including employees and guests.

NEGLECTING TO ADHERE TO THE HOUSE RULES OF THE MORTLAKES CAN INVOLVE A DISCIPLINARY ENQUIRY, WHICH MAY RESULT IN SUSPENSION OR EXPULSION OF THE MORTLAKES ACCOMMODATION FACILITY.
